Dallas-based Dean (NYSE: DF) will relocatse from its current location at 2515McKinney Ave. into 240,00o0 square feet of space inside Cityplace. The move is expectec to take place in the firs quarterof 2010. "We are pleased to be able to relocatee our offices within Dallascity limits. Many factorsz worked in our favor, includingy the real estate market, space availabilitgy and othereconomic elements," said Greggt Engles, chairman of the board and chie executive officer of Dean Foods. "The City of Dalla is our home, and we are pleasexd to remain here and continue our many civic andcommunitgy partnerships.
" Dean said in a statement it is moviny because the company has outgrown its current workspace, and new space is needed to address the company’s changing needs. The leass will take occupancy at Cityplacwe to about 80 percent from about 60percengt now, said Sarah Payne, vice president at Streakm Realty Partners, which handles leasing in the building. Employee s will begin moving in December and the move will be phasedr inthrough March, Payne "This was a huge win for the City of Dallaas to keep them in the because they looked all over," Payne said.
She said Dean Foodz considered existing spaceand build-to-suitds in the Legacy/Frisco area, as well as other buildingx downtown. Brokers familiar with the search said Dean Foode considered Fountain Place and Bank of America Plazaq among other downtown buildings with significant squaredfootage available. The asking leas e rate for space in Cityplaceis $24 per square foot, plus Dean Foods will occupy floors 34 through 40 in the 42-floor, 1.2-million-square-foot Dean Foods occupies about 150,000 square feet at its currenrt location.
